Access Statement for Barnwood Cottage

Introduction
Barnwood is a stone built barn conversion on one level, situated in the Hamlet of Hopton, Nr Carsington. It is positioned on a rural lane which forms part of the Carsington Water circular walking/cycling route, and is 150 metres from the B5035 (Ashbourne to Wirksworth).

Pre-Arrival
We have an extensive website, with pictures of the rooms. We can accommodate 4 guests in two bedrooms. Bookings/enquiries can be made directly via email, telephone or by letter. All guests are provided with written directions to the cottage. The nearest bus stop is directly in front of the property, this is for the local village bus (No. 411 route between Ashbourne to Matlock). Further routes are available from bus stops in Wirksworth 2.5kms away. Railway Stations - Cromford Railway Station 6.5kms away, Matlock Railway Station 9.5kms away, Derby Mainline Railway Station 24kms away. Taxis - various taxis are run from the nearby towns, details of which are in the ‘Welcome File’ at the Cottage. However, if you require a taxi booking prior to your arrival then please let us know. This Access Statement is available on our website and in the 'Welcome File' in the cottage.

Arrival & Car Parking Facilities
There is a specific off-road parking place for our holiday guests. This is approximately 10m from the Front Door. The driveway is loose gravel, and there are seven stone steps to ascend up to the cottage. They vary from 15cm high to 20 cm high. There are then an additional two stone steps into the courtyard which are 15cm high.
Main Entrance
The main entrance is the front door and is accessed from the courtyard. The key for this door will be given upon arrival. The front door opens into the Kitchen/Dining Room which has quarry floor tiles, the front door opening is 75cm wide.
Small Inner Lobby
Doorway from the Kitchen/Dining Room is 73cm wide.

Bathroom
Bathroom with washhand basin, toilet and bath with hand held shower. Door from the Inner Lobby into the Bathroom is 72cm wide. (However access to toilet narrows to 56cm wide between heater and bath side panel). Bath panel height is 59cm. Vinyl floor covering.
Sitting Room
Door from Inner Lobby into the Sitting Room is 70cm wide. Carpeted room with two leather sofas TV/DVD & Video with remote control.
Twin Bedroom
Door from Sitting Room 66cm wide. Carpeted Bedroom with two single beds, non feather pillows and quilts.
Double Bedroom
Accessed from Kitchen/Dining Room via wooden step (18cm high). Door is 70cm wide. Carpeted Bedroom with Kingsize bed, non feather pillows and quilts.

Outdoor Facilities
Exiting from the Front Door there is a Courtyard Area. The Courtyard is built using local stone. Patio furniture and BBQ are available for guests to use.
Additional Information
A Welcome File is produced, appliance instructions, and places of interest leaflets. No Pets. No Smoking.
